Do You Plan on Selling Your Home This Fall or Winter?

 
If you want to sell your home this fall or winter, there are a few things you should do to prepare your property for the market.

If you plan on listing your home anytime between October and March, there are a few things you should do to prepare for the market.

Depending on the weather, you may want to take photos of your home now. Your yard looks great when the grass is green and the trees and plants are in bloom. Right now, your landscape looks great, so take listing photos before the snow comes.

As we approach Halloween, Thanksgiving, and Christmas, a lot of homeowners will start decorating. If you plan on selling your house though, I recommend dialing it back a bit on the decorations. You want people to focus on the positive features of your house, not all the seasonal decor.


You want buyers to fall in love with your house, not your decorations.

Also, since the weather is colder, things like extra blankets and pillows start to come out of storage. It’s important to stay warm, but don’t let your house get too cluttered with extra blankets and such. You don’t want to have so much stuff around that the space is cluttered.

If you are lucky enough to have a gas or wood burning fireplace, make sure that it is in working order and looks great. A fireplace can be a nice selling point for your property.

If this winter is like last winter, now is the time to prepare your house for the market. After all, you don’t want to take your listing photos under a couple of feet of snow.

One question I’m getting a lot lately from people wanting to sell their home is whether they should list it now during the fall/winter season or wait until after the first of the year or even later.

Here’s what I keep telling those people: you’re not going to get the same amount of buyer activity, but the buyers that are out there looking are far more serious about snagging a home. A buyer doesn’t search through cold and inclement weather unless they absolutely need to move.

The buyer pool is smaller, but the buyers in that pool are far more serious.

Lately, I’ve been having a lot of success getting homes on the market and selling them. I’m probably going to list six or seven homes in the next week or two. On top of that, the first quarter of the last three or four years has been the busiest time of year for me as far as listings go.

A lot of people assume that the best time of year to sell a home is the summertime, but I don’t always agree with that. Of course selling during the latter months of the year with the holiday season in full swing can be more difficult, but you won’t have to worry about wasting your time with looky-loos.

Should Home Sellers Order a Pre-Sale Home Inspection?



When it comes to pre-sale home inspections, should sellers do them or not? I get this question a lot from homeowners, and it really depends on your situation.

For instance, we are listing a home today that is only two years old. It does not make much sense to do a pre-sale inspection on a relatively new home.

On the other hand, we have another client who's listing their home that was built in the 1930s and which they've lived in for more than 15 years. With an older home like that, a pre-sale inspection will make buyers more comfortable.



If you are selling an older home, a pre-sale inspection is a good idea.



Depending on the age of the home, you may also need a well inspection, a septic tank inspection, a pest inspection, or an old oil tank heater. In those situations, a pre-sale home inspections make a lot of sense. The inspection will help you determine if you need to do repairs before putting your home on the market.

Has the summer selling season already passed you by? This question is one that is on the minds of many homeowners in the Nevada area, so today I want to put those worries to rest.

The market right now is a bit quieter than it was earlier in the year due to increased competition, but that doesn’t mean it’s no longer a good time to sell. Rather, it means that you just have to make sure your home is in good selling condition before listing it.

How Can You Boost Curb Appeal in Northern Nevada This Spring?

Especially in our area, where we experienced snow not too long ago, it’s incredibly important to boost curb appeal as we transition into warmer weather. Today, we’ll discuss some simple tips to add value to your home this spring.

First, focus on the outside of your home.

  • What about the front lawn? Pay attention to exterior paint. Does your front door need to be painted? Examine your landscaping. Do trees and shrubs need to be trimmed? Consider turning your sprinklers on during this time of the season.
  • Clean out the gutters. Consider power washing or restaining your decks and driveways.
  • Clean the windows! Washing them will make a huge improvement on how your home looks. Replace broken windows or screens as needed. Even if you’re not selling your home, this is a good idea as warmer weather rolls in.

After you’ve addressed the outside of your property, focus on the inside.

  • Reduce clutter. Start packing away personal items. When people walk through your home, they should be able to picture themselves inside of it. You’re already moving, anyway.
  • Clean everywhere from the kitchen, the bathrooms, to the garage. You can do this over the weekend. Otherwise, we’re happy to provide a list of vendors to help you through this process.

What's the Best Way to Find the Value of Your Northern Nevada Home?

Zillow is a very popular home search site, but how accurate is its home evaluation tool?

Zillow provides some good information. They often have photos and descriptions of the homes, such as the number of bathrooms, the number of bedrooms, and the square footage. However, it's important to remember that when Zillow comes up with a home's value, it does so without ever sending a real person into that home. 



Zillow's valuations are based on an algorithm that relies on tax data and similar homes in your area. This often results in a wide estimate that doesn't give you a good idea of where to price your home. It's best to take the number Zillow gives you with a grain of salt; they give you a good ballpark estimate, not an accurate value.
